A NEW report shows that Yiewsley's High Street has been hardest hit of any town anywhere in London by the recession.
Figures reflect a sharp jump in the number of closing shops in the area, in June 2008 the vacancy rate was just 3.8 per cent, but one year on, the vacancy rate is 29 per cent.
These figures show nearly one in three shops have closed down over the last 12 months.
Liz Peace, British Property Federation chief executive, said: "Smaller centres have to reinvent themselves in terms of convenience and we need to properly work out what smaller towns are for, as they've just accumulated problems over the years. Second-rate retailers have been found out by the recession.
"The problem is many shops won't come back, because there isn't the demand. It's a travesty that so many towns have cut their own throats in terms of planning charges and traffic restrictions."

THE funeral of a well-known homeless man took place on Friday bringing traffic to a standstill.
Frederick Todd, who died aged just 59, was a regular sight outside Tesco's in Fairfield Road, Yiewsley, and only had one eye.
He passed away from illness in hospital earlier this month, and his family decided to pull out all the stops for his funeral.
A big procession took place from Royal Lane in Hillingdon, to St Martin's Church, in Church Road, West Drayton, where the funeral took place.

A MULTI-MILLION pound development powered by rooftop solar panels has reached completion and buyers can now move in.
The 18 bedroom units in Austen House, in High Street, Yiewsley, cost £5.4 million for developers to build and there is also space for two retail units on the ground floor.
The part-buy part-rent scheme means buyers can pay as little as £64,000 to own a property.
Simon Devitt, A2Dominion group's director of home ownership and strategy, said:"As well as the obvious environmental benefits of the solar panels, residents will also pay a reduced service charge due to the electricity savings being made."
"We believe this development is going to prove extremely popular. It is a proud feeling for both us and our buyers to know we are taking steps to reduce carbon footprints."
The solar panel cells at Austen House are predicted to produce about 11,000 kWh per year of clean renewable electricity, roughly equivalent to the consumption of three typical three-bedroom family homes.
YIEWSLEY is set to reap the benefits of a new scheme unveiled by the Mayor of London to plant over 50 trees in the area.
Plans were announced today (Friday) to plant the street trees in nine roads around Yiewsley, as well as in nine other borough's around London as part of a new Boris Johnson scheme.
The trees will be planted by Hillingdon Council who successfully applied for funding and hope the improvements will make the area a more pleasant place to live.
Boris Johnson said: "I have made it a top priority that we make our city a more attractive place to work, live and visit, and reversing the decline of street trees is one way to do this. I cannot think of a more uplifting way to usher in the spring than the arrival of these brand spanking new trees in Hillingdon."
The trees will be planted in Falling Lane, Heather Lane, Gorse Walk, Violet Avenue, Royal Lane, Bryony Close, The Coppice, Peach Tree Avenue, and Yew Avenue.
Street trees offer a range of benefits including attracting wildlife, providing shade, helping improve air quality and reducing flood risk, and there are estimated to be over 16,000 street trees in Hillingdon, making it one of the greenest boroughs in the capital.
